In the UK, the Royal Institution of Chartered Surveyors (RICS) provides a range of home surveys to suit different properties and needs. Here’s a breakdown of the main types:

  • RICS Home Survey – Level 1: This is the most basic and affordable option, best suited for new-build properties or conventional homes in good condition. It uses a simple ‘traffic light’ system to rate the condition of different parts of the property and highlight any urgent defects.

  • RICS Home Survey – Level 2: Previously known as a HomeBuyer Report, this is the most popular choice for most buyers. It's suitable for conventional properties in a reasonable condition. This survey is more detailed than a Level 1 and will advise on defects, repairs, and maintenance. You can also opt to include a market valuation and an insurance reinstatement figure.

  • RICS Home Survey – Level 3: This is the most comprehensive survey, previously known as a Building Survey. It is ideal for older properties (especially those over 50 years old), larger or unusual homes, properties in a state of disrepair, or if you are planning major works. This survey provides an in-depth analysis of the property's structure and condition.
